The strongest buying experience usually starts before the first showing. Understanding your budget, financing options, cash needed for closing, preferred towns, commute, property type, and non-negotiables helps you move quickly when a good property hits the market.
The buyer process
1. Financing and budget
If you are financing, a solid preapproval gives you a realistic price range and helps an offer look serious to a seller. We can also discuss estimated taxes, HOA fees when applicable, and other property-specific expenses.
2. Search with a plan
North Jersey has a mix of single-family homes, condos, two-family properties, multifamily opportunities, older housing stock, and very different tax profiles from town to town.
3. Evaluate the property
Price is only one piece. Condition, location, comparable sales, taxes, likely repairs, resale considerations, rental potential, and competition from other buyers can all affect whether the home makes sense.
4. Write and negotiate the offer
Offer price, deposit, financing, appraisal terms, inspection language, closing timeline, and other conditions shape the strength and risk of the offer.
5. Under contract
After acceptance, your attorney, lender, inspector, title company, agents, and other professionals each have a role. Good communication matters because several deadlines can overlap.
