Start with the number that matters
Before deciding whether to sell, most homeowners want to understand two things: what the property may realistically sell for and what they could walk away with after the transaction. Online estimates can be a starting point, but local comparable sales, condition, location, upgrades, timing, and competing inventory can change the picture.
How the selling process works
1. Strategy and pricing
We review your goals, timing, property condition, recent local activity, and likely buyer pool. The goal is not simply to choose the highest list price; it is to choose a strategy that positions the property well in the current market.
2. Preparation
Some homes need repairs or presentation changes. Others need very little. We can separate the items that may improve the sale from projects that are unlikely to pay you back.
3. Marketing and launch
A strong launch combines professional presentation, accurate listing information, online exposure, buyer-agent visibility, showing access, and quick follow-up.
4. Offers and negotiation
The highest price is not automatically the best offer. Financing, appraisal risk, inspection terms, timing, deposits, contingencies, and the buyer's overall strength matter too.
5. Contract to closing
Once under contract, the transaction moves through attorney review, inspections, appraisal or financing steps when applicable, title work, municipal requirements, and closing coordination.
